New Housing Development Proposed Opposite Salter Close, Looe – 43 Dwellings Planned

A new housing development has been proposed on land opposite Salter Close in Looe, Cornwall. The outline planning application, submitted by Looe LVA LLP and The Truro Diocesan Board of Finance Limited, seeks permission for the erection of up to 43 residential dwellings. The proposal includes a significant component of affordable housing, aiming to address the local housing needs.

The development site, approximately 2.67 hectares in size, is situated on the northern edge of the Looe settlement. The area, known for its scenic landscape and proximity to local amenities, is poised to see a transformation with this new residential project.

Importantly, 30% of the housing units, translating to 13 homes, are planned as affordable housing. This is a critical feature of the development, considering the growing need for affordable homes in the area. Recent figures from the Cornwall Home Choice Housing Register indicate a rising demand for affordable housing in Looe, with 221 households with local connections currently in need.

The planning application aligns with the Looe Neighbourhood Development Plan under Policy H1A, which has already established the principle of residential development on the site. The proposed development not only aims to provide new homes but also intends to include open green spaces and landscaping, contributing to the area’s aesthetic and ecological value.

The proposed site, located adjacent to existing residential development by Barratt Homes to the south and east, has been carefully considered for its impact on the local environment. The developers have planned a 15-meter green buffer to protect the adjacent ancient woodland, ensuring a balance between new development and environmental preservation.

In addition to housing, the development will feature access roads and pedestrian paths, enhancing connectivity within the area. The developers have emphasised the creation of a high-quality residential space that integrates with the local community and landscape.

The proposal is currently in the outline planning stage, with specific details regarding the design and layout of the homes to be finalised in the later stages. The planning statement highlights the developers’ commitment to working within local planning policies and guidelines, ensuring the development not only meets the housing needs but also respects the unique character and environment of Looe.

Local residents and stakeholders have been engaged in the planning process, with a public exhibition held and meetings with the Looe Town Council. This collaboration aims to ensure the development is in harmony with the community’s needs and preferences.
