Revealed: The Cornwall Neighbourhoods Where House Prices Have Plummeted

Padstow tops list with 30% drop in a year

A new report has revealed the areas in Cornwall that have seen the biggest fall in property prices over the past year — with some neighbourhoods losing more than 30% of their value.

The House Price Change Report, compiled by Online Marketing Surgery and BLG Development Finance, compared median house prices across Cornwall from September 2023 to September 2024, using official data from the Office for National Statistics.

Where prices dropped the most

At the top of the list is Padstow & St Issey, where the median house price fell from £575,000 to £400,000 — a drop of 30.4%. That’s the largest percentage fall in the whole of Cornwall.

Other areas hit hard include:

  • Lanreath, Pelynt & Polruan: Down 19.9% (£350,000 to £280,500)

  • St Just & Land’s End: Down 19.3% (£310,000 to £250,100)

  • Perranporth & Goonhavern: Down 18.2% (£440,000 to £360,000)

  • Liskeard: Down 18.1% (£220,000 to £180,250)

Even popular coastal spots such as Porthleven, Breage & Praa Sands and Looe & Polperro made the top 10 for declining house prices.

Where prices are still rising

Not every part of Cornwall saw a drop. In fact, some areas recorded healthy increases over the same period.

Leading the way is Grampound Road, St Newlyn East and Cubert, where the median house price rose by 14%, climbing from £285,000 to £325,000.

Other areas seeing a rise include:

  • Probus & Roseland: Up 10.8% (£370,000 to £410,000)

  • Hayle: Up 9.8% (£282,250 to £310,000)

  • St Agnes & Mount Hawke: Up 9.3% (£375,000 to £410,000)

The report used ONS data from across Cornwall’s MSOA areas, comparing year-on-year changes from September 2023 to September 2024. It found significant variation between different parts of the county — with some areas clearly hit harder than others.
