Cornwall Property Auctions: What’s Behind These Low Guide Prices?

A series of intriguing Cornish properties are heading to auction this June with Clive Emson Land and Property Auctioneers, with guide prices starting as low as £40,000. From town centre flats to garage blocks and land parcels, there’s a wide range of opportunities on offer for developers, investors, and first-time buyers.

Helston: Development Potential on Meneage Street

A large freehold property in Meneage Street, Helston, with planning permission to convert the first floor into four flats, is going under the hammer with a guide price of £180,000 plus. The ground floor features a retail space, two changing rooms, offices and a goods lift, while the first floor includes a staff room, WCs and a large storeroom.

Auction Appraiser James Lofthouse said: “This is a substantial town centre property at the heart of Helston town centre. It benefits from planning permission on its first floor for conversion into four flats, offering development potential in a busy part of this popular town.”

The property is being auctioned in arrangement with Miller Commercial.

Also in the Helston area, a detached two-bedroom cottage in Churchtown, Mullion, has a guide of £100,000 plus. The Old Cottage, once accommodation for The Old Inn pub, requires extensive refurbishment and features an annexe, off-road parking, gardens and a storeroom. It’s being auctioned with Christophers Estate Agents.

Camborne & Carharrack: Town Centre Mix and Miners’ Homes

In Trelowarren Street, Camborne, a mixed-use property has a freehold guide of £155,000 plus. It includes a ground floor shop, a three-bedroom flat above, and a large outbuilding with planning permission for two flats. James said: “This multi-faceted building is situated within the heart of Camborne, on the town’s main throughfare and principal trading street.”

Nearby in Carharrack, a former row of miners’ cottages, now one detached home called Guadalupe, is listed at £275,000 plus. With four reception rooms, three bedrooms and spacious gardens, this 1800s property is being auctioned in arrangement with MAP Estate Agents.

Truro: Newquay Road Opportunities

Two neighbouring properties on Newquay Road, Truro are also up for auction. Number two, a three-bedroom semi-detached house with gardens, is guided at £40,000–£50,000. Next door, number four, a two-bedroom semi with a loft room, driveway and garage, has a guide of £50,000–£60,000.

St Austell: Land and a Fixer-Upper

A 0.1-hectare parcel of land in Cuddra Road, St Austell, comes with planning permission for four homes and a guide of £120,000 plus. The site is accessed by a short tarmac spur off A390 Holmbush Road and is situated beside a recent housing development. It’s being auctioned jointly with KLP Kitchener.

Also nearby, a three-bedroom semi-detached house in Higher Bugle is listed at £100,000 plus and requires refurbishment.

Penzance, Marazion and Rosudgeon: Garages and Sea Views

In Marine Terrace, Penzance, a block of garages with a workshop and inspection pit is guided at £75,000 plus. Three of the garages are already let at £70 per month.

A four-bedroom contemporary home called Sea House in Marazion has views across Mount’s Bay and St Michael’s Mount and a guide of £250,000 plus. James said: “This impressive, individually architect designed, contemporary home wouldn’t look out of place on Grand Designs.”

In Prussia Cove Road, Rosudgeon, a three-level cottage called Suhaili is guided at £300,000 plus. It was previously arranged as a house with a one-bedroom annexe.

Another Penzance lot, a two-bedroom house in Redinnick Place, has a leasehold guide of £140,000 plus and is close to the town centre and seafront.

In Carncrows Street, St Ives, a second-floor studio flat with sea glimpses and a town centre location is listed at £90,000 plus.

Newquay: 23 Parcels of Land Up for Grabs

A group of 23 small land parcels scattered across Newquay town centre is being offered with nil reserve. James said: “Occasionally these types of parcels of land come to auction although it is unusual to have so many at one time.”

Some are used for parking, while others are alleyways and byways.
