Cornwall Property Auctions Are Heating Up – Did You Miss Out?
A look at the latest auction results from across the county
Several parcels of land and property across Cornwall have gone under the hammer, with some fetching double their guide prices in the latest sale by Clive Emson Land and Property Auctioneers.
The auction, held on Thursday 12th June, was the fourth sale of the year and included 166 lots from across the West Country.
Homes Could Be Coming to St Austell
In St Austell, a freehold parcel of land on Cuddra Road sold for £100,000. The 0.1-hectare plot sits on the edge of a recent new-build development and already has planning permission for up to four homes.
Auction Appraiser James Lofthouse said:
“This well-located parcel of land drew interest at auction.
It is situated on the fringe of a recent new-build residential development, with a short length of tarmac spur road with kerbing that has already been constructed for the access into the site.”
The land was auctioned jointly with KLP Kitchener.
Bargain Bidding in Newquay
A collection of 23 land parcels across Newquay town centre started at a nil reserve but eventually sold for £15,100 after a flurry of 170 bids.
James Lofthouse added:
“These parcels of land sparked strong bidding.
By the time the final sale price was achieved, there were 170 separate bids with competitive interest from three parties in particular.”
Some of the land is used for parking, while other sections include byways and alleyways.
Garages Go in Penzance
In Penzance, a block of four garages with a workshop and inspection pit sold for £82,500, topping its guide price of £75,000. Three of the garages are already let, providing the new owner with an immediate rental income.
Auction Appraiser Steve Appleby said:
“There was keen interest in this property which meant that it achieved a sale price in excess of its guide.”
The lot was sold in partnership with Stacey Mann Estates Ltd.
‘Grand Designs’ Style Home Smashes Guide
A striking four-bedroom contemporary house in Mount’s Bay, Sea House, was snapped up for £565,000 – more than double its £250,000 guide price.
After 233 separate bids, the modern architect-designed home with oak and glass staircase, underfloor heating and panoramic sea views finally sold.
James Lofthouse commented:
“There was incredible demand for this impressive, individually architect designed, contemporary home.”
It was auctioned with Marshall’s Estate Agents.
Former Pub Accommodation Doubles Value
Over in Million, The Old Inn Cottage in Churchtown sold for £221,000. Previously used as accommodation for The Old Inn pub, the property had a guide price of £100,000 and attracted plenty of interest despite needing major refurbishment.
James Lofthouse said:
“The Old Cottage requires extensive refurbishment but offers plenty of potential for its new owner.”
This lot was handled alongside Christophers Estate Agents.
Truro Sales Show Strong Demand
Two homes on Newquay Road in Truro also drew attention. Number two, a three-bedroom semi, sold for £92,000 against a guide of £40,000 to £50,000. Number four, a two-bed semi with loft room, driveway and garage, went for £199,000, far surpassing its guide of £50,000 to £60,000.
St Ives Studio Flat Attracts Attention
A one-bedroom second-floor flat on Carncrows Street in the centre of St Ives sold for £127,000, well above its £90,000 guide.
Steve Appleby said:
“This property’s location in the centre of one of the most popular seaside towns in Cornwall made it very attractive to bidders.”
The sale was handled with Salt Estate Agents.
Entries for Clive Emson Auctioneers’ next sale in July close on 30th June. The catalogue will be online from 3rd July, with bidding live from 22nd July, closing 48 hours later on 24th July.
