The property, Yeolmbridge House, is set in 1.5 acres near Launceston and boasts a wealth of period features, making it a standout among the 165 lots available.

Yeolmbridge House: A Victorian Gem in Need of Restoration

Yeolmbridge House, located in Yeolmbridge, is listed with a freehold guide price of £560,000. The property includes 12 bedrooms, a dairy and milking parlour, wine cellar, cold store, summer room, coach house, servants’ quarters, walled gardens, and an orchard. Despite its grandeur, the house requires significant refurbishment. Auction Appraiser James Lofthouse noted the property’s potential, whether restored as a stunning family home or developed further, subject to necessary consents. This property is offered in arrangement with Webbers of Launceston.

Gunnislake Overgrown Land Parcel

In Gunnislake, Cornwall Council has listed a small parcel of overgrown land with a starting bid of just £500. The land, located next to Gunnislake Health Centre in The Orchard, measures 0.01 hectares. Auctioneer David Henwood highlighted its appeal to various purchasers, including local residents envisioning its potential use, subject to necessary consents.

Agricultural Land Near Redruth

Two parcels of agricultural land near Redruth, next to Penhalurick Farm, are also up for auction. The larger parcel measures 27 acres and has a freehold guide price of £200,000, while the smaller 13.5-acre parcel is guided at £165,000. Senior Auction Appraiser Katie Semmens suggested the land would appeal to those with farming, equine, or amenity interests.

Commercial Units in Redruth Town Centre

Two commercial units in Redruth town centre, located on Alma Place and Market Strand, are listed with a freehold guide of £60,000. These units are already let, generating an annual return of £8,400. Katie Semmens noted the investment potential for those looking to start or expand their portfolios.

Woodland Parcel in Par

A 1.82-acre parcel of woodland in Par, near Uplands, The Mount, has a freehold guide of £15,000. This lot, situated in a residential area, is being auctioned jointly with KLP Kitchener Land and Planning of Topsham.

Leasehold Flats in Bodmin Town Centre

Three self-contained studio flats in Bodmin town centre, located on Turf Street, are listed with a leasehold guide of £75,000. These flats, on the first and second floors above a commercial unit, come with the remainder of a 200-year lease from January 2015.

Development Land Near Helston

A development site with planning permission for 14 houses near Helston is available with a freehold guide of £275,000. The 0.67-hectare site in Rinsey Lane, Ashton, is expected to attract developers due to its location and pre-approved plans.

Properties in Marazion

In Marazion, two properties requiring updates are listed together with a freehold guide of £195,000. Located on Fore Street, Trefa and Tremel offer potential as a large family home or holiday lets post-refurbishment.

Sea View Cottage Near Penzance

A two-bedroom cottage with sea views in Trewellard, near Penzance, is listed with a freehold guide of £150,000. Known as Pentrew, the property has been a successful holiday let and offers potential for extension or development.

A large period house in Penryn, comprising five self-contained flats, is listed with a freehold guide of £325,000. This property on Broad Street offers significant rental investment potential post-updating.
