Cornwall Properties Fetch High Prices at Auction: What Sold?
Several properties and parcels of land in Cornwall attracted significant interest and achieved impressive sale prices in the latest auction by Clive Emson Land and Property Auctioneers. The auction, held on 11th December, featured 149 lots, including four notable sales in Cornwall.
Redruth Land Exceeds Expectations
A square-shaped plot in Pool, Redruth, sold for £12,750—more than eight times its guide price of £1,500. The 0.04-hectare parcel, located at the end of Merritts Way, was sold on behalf of Cornwall Council. David Henwood, auctioneer, commented:
“This site drew keen interest before selling at a sum well in excess of its guide. It was one of a number of lots placed at auction by Cornwall Council, which has realised a strong return from this asset against its guide.”
Land Near Liskeard Sells for £42,500
A parcel of land in Dobwalls, near Liskeard, fetched £42,500, far surpassing its guide price of £25,000. The 0.07-hectare site is situated west of Rowe Court within a residential area. Pre-application planning advice has been provided for two four-bedroom homes with parking.
David said: “Bidders identified the potential in this site located within an established residential area. The new owner may wish to consider a number of future options, subject to all of the necessary consents.”
Penzance Shop Goes Under the Hammer
In Penzance, the Rosevean Off-Licence, a mixed-use property with a shop on the ground floor and accommodation above, sold for £145,000—£50,000 over its guide price. The property, which had been in the same ownership for nearly two decades, offers opportunities for redevelopment or continued use.
David shared: “There was keen demand for the property at auction, and the new owner now has an opportunity to breathe fresh life into the premises.”
The sale was handled in conjunction with Miller Commercial of Truro.
Penryn Land Secures Strong Return
Two adjoining parcels of land on Kernick Industrial Estate in Penryn sold for £28,750, nearly three times their £10,000 guide price. The sale, instructed by Cornwall Council, includes a site partly occupied by a telecommunications mast and electrical substation, which generates an annual rental return of £1,500.
David noted: “The new owner has acquired a site with an immediate return on investment with partial lease for the telecommunications mast. They may have a number of different uses in mind for the site, subject to all of the necessary consents.”
