Achieving Energy Excellence: How One Homeowner in Cornwall Secured an A-Rated EPC
A homeowner in Cornwall has achieved an exceptional milestone, securing an A rating on the Energy Performance Certificate (EPC) for their 20-year-old property.
This rare accomplishment, attained on 1st June 2024, highlights the significant strides made in energy efficiency and sustainability.
Solar Power Investment
The journey towards an A-rated EPC began in 2015 with the installation of solar panels. This investment not only provided a sustainable energy source but also proved financially beneficial. Owned outright, the solar panels have consistently generated a good rate of Feed-in Tariff (FIT), earning between £600 and £700 annually. Over the years, the initial cost of the panels has been fully recouped.
Despite the benefits, the solar panels initially had some limitations, such as providing free electricity only during the daytime and the inability to use multiple significant appliances simultaneously.
Game-Changing Powerwall Addition
In 2019, the homeowner enhanced their solar power system by adding a Tesla Powerwall 2. This addition addressed previous drawbacks by allowing stored electricity to be used at night or on cloudy days and enabling the use of multiple appliances simultaneously. Since the installation of the Powerwall, the home has been 71% self-powered, leading to savings exceeding £5,000.
The impact on electricity costs has been profound. The power supplier’s estimated annual electricity usage cost of £530 was significantly undercut, with actual costs amounting to just £183 for the whole of 2023. This translates to a real-world saving of over £1,000 per year compared to similar-sized local properties.
Efficient Heating Upgrades
The homeowner also upgraded their combi boiler to an A-rated model through the British Gas boiler replacement scheme in 2019. This new boiler has markedly improved energy efficiency, delivering heating and hot water at a reduced cost.
Enhanced Glazing and Lighting
Further improvements included upgrading the original double glazing to higher-quality windows and replacing all lighting with energy-efficient LED bulbs. These changes contributed significantly to achieving the A rating.
Recognition and Approval
The updated EPC was completed by Richard Greeslade from Cornwall Home Energy Surveys (CHES), who confirmed the A rating using the approved methodology. Richard commended the homeowner, noting that it is usually new builds that achieve such a high rating. Andy Parsons, Local Director for the Camborne area from Map Estate Agents, also praised the achievement, acknowledging its rarity among existing properties.
Cost Savings and Environmental Impact
The homeowner expressed satisfaction with the substantial cost savings and the environmental benefits of these upgrades. Despite the initial outlay, the investment in energy efficiency has rapidly paid off, especially in light of rising energy prices. The homeowner can maintain a comfortable lifestyle without significant changes to energy usage.
