Construction Begins on Pen Bethan Housing Development Near Falmouth
The Pen Bethan development near Falmouth has officially commenced construction following a groundbreaking ceremony held on Friday, 24th May.
This significant milestone heralds the creation of 133 new homes, with the Show Home anticipated to launch in Autumn 2024.
A New Community Near the Beach
Situated in Budock, a mere two miles from the beach, Pen Bethan is poised to offer residents an exceptional living experience. The project, undertaken by local developer Barratt Homes Exeter, focuses on sustainability and community integration, ensuring a harmonious blend with the local environment.
The ceremony saw key members of the Barratt Homes project team joined by representatives from Cornwall Council and Budock Parish Council, all coming together to place the first shovels in the ground.
Diverse Housing Options
Pen Bethan will feature 86 private homes and 47 affordable homes, comprising 35% of the development. These homes will range from 2-bedroom to 4-bedroom styles, catering to various family sizes and preferences. Barratt David Wilson Homes Exeter aims to deliver high-quality, energy-efficient homes that foster a strong and thriving community.
Community and Environmental Focus
One of the standout features of Pen Bethan is the inclusion of 2.2 acres of publicly accessible open space at the front of the development. This area will be available when the first families move in, providing a communal space for residents to meet and interact. Additionally, a play area will be established to further enhance community engagement.
Pen Bethan is designed with a strong environmental focus. Key sustainability features include:
- Bat and bird boxes installed for each home
- 1.4 acres designated as biodiversity areas
- Planting of over 100 new trees, including an orchard area
- More than 5,900 new sapling hedgerows
- Bee-friendly planting across the development
- Creation of hedgehog highways to support local wildlife
- Electric car charging points and solar PV panels on all homes
- Timber-framed construction to reduce environmental impact
Investment in the Local Community
The development will contribute a total of £570,019 in Section 106 allocations. These funds will support local education, transport, NHS services, and biodiversity initiatives, demonstrating Barratt David Wilson Homes’ commitment to enriching the local area and supporting essential community services.
