Detached House in Liskeard Doubles Guide Price at Auction

A detached house in Liskeard has stunned auction-goers by selling for over double its guide price. Renarth, located on Barn Street, fetched an impressive £104,000 in the latest property auction by Clive Emson Land and Property Auctioneers on Friday, 1st November.

Strong Demand for Residential Properties

Listed with a guide price of £40,000 to £50,000, Renarth’s final sale price highlighted the continued demand for residential properties among investors and owner-occupiers. The three-floor house, which features four rooms on its upper two levels, provided plenty of post-renovation opportunities for the winning bidder.

Auctioneer David Henwood commented, “Residential property remains in demand at auction among investors and owner occupiers. This detached house gives the owner a number of options post works whether that is for occupation, letting or resale back in the market.”

Former Toilets Achieve High Price Near Truro

In an unexpected twist, a block of former public toilets with picturesque riverside views in Malpas, near Truro, sold for £258,000—nearly 10 times its guide price of £30,000. The detached block saw 232 bids during the auction, further showcasing the competitive atmosphere for unique properties. David Henwood noted, “Bidders were undoubtedly attracted by the potential of this site within the sought after riverside community of Malpas.”

Other Noteworthy Sales in Cornwall

The auction included several notable sales:

• Goodern Drive Flat, Truro: A ground floor flat close to Truro city centre, listed with a leasehold guide of £110,000, sold for £163,000. The flat came with a new 999-year lease and was auctioned with MAP estate agents.
• Due South Barn Conversion, St Just-in-Penwith: This two-bedroom property in the hamlet of Trevegean Veor, listed for £199,000, sold for £218,900 with Stacey Mann estate agents.
• Character Cottage, Penzance: A two-bedroom cottage with an attic room and courtyard in Causewayhead, Penzance, sold for £165,000. The sale was managed by Andrew Exelby estate agents.

St Day’s Historic Engine House Sparks Interest

In St Day, a former tin mine engine house captured the imagination of bidders, selling for £35,500—nearly six times its freehold guide price. Described as being in a poor state of repair, the stone structure, located next to United Downs Industrial Park, presented potential for residential, commercial, or other uses, subject to necessary consents.

David Henwood explained, “This was an unusual property which captured the imagination of bidders at auction.”

Additionally, a freehold parcel of land near the United Downs Industrial Park sold for £10,000 after being listed with a guide of £500. The 0.18-hectare site was instructed for sale by Cornwall Council.
